Unlock Boot Loader Working Instructions for the Sony page - step 3/4 Unlockbootloader
The instructions on the Sony page refer to a deprecated piece of software no longer availabel.
So it appears what you need to do is this
A
1. Install the Android Studio with the SDK manager then -> tools -> android -> SDK manager -> SDK tools and click on the 'Google USB Driver' to install it.
Download and install an updated Fastboot driver. This is the standardandroid_winusb.inf-file, with a few lines of code added to enable Fastboot to support Sony devices.
Replace the original android_winusb.inf-file with the downloaded file in theusb_driver folder, located in the Android >sdk > extras > google folder on your computer. (For me this was in C:/user/"myname"/AppData/Local/Android/sdk/extras/google)
B. Connect to Fastboot
Turn off your Xperia™ X.
Connect a USB-cable to your computer.
On your Xperia™ X, press the Volume up button at the same time as you connect the other end of the USB-cable.
a. Windows users: When asked for a driver, open the Devices and Printers directory, click on the fastboot driver (On win7 this was right click my computer -> properties -> Device Manager -> Android Phone -> Android ADB Interface - this is the file you need to right click to update the driver) and press Update. Browse and point towards the location of the new android_winbus.inf file and choose the ADB Fastboot option.
When your device is connected, open a command window on your computer and go to the platform-tools folder within the Android SDK folder.
Enter the following command
Continue following the instructions on the Sony page.
I now have an unlocked phone. Onto the flash I just left the phone plugged in as it was from this step, no need to unplug and plug it back in as I seemed to have a few issues with it not connecting properly for whatever reason before.
One last thing - when you flash mine came up with a device not found in the cmd line, as I was about to pull the USB oiut to reconnect it continued the flash - so give it a minute if it seems to stop.
My command window just sits and waits and says

it appears to be connected - just nothing happens. Driver installed (after a lot of faffing) and it appears to be working properly. This is a bit of a pain.. not sure where to go from here..Ryan: I just started the whole process again each time, uninstalling and reinstalling the software on the PC (time consuming and maybe not required but I've been using windows since 95 and this used to be a requirement).

It only worked after I connected the fooking phone at a USB 2.0 port. God knows why.
